Pre-launch

What is a pre-launch EOI, and what should it say?

By Prime Picks | Space Decisions Realty · 23 October 2026

An expression of interest, or EOI, is a deposit a buyer pays before a project formally launches. It is meant to hold your place in the queue to choose a unit. For Lodha Wakad, the sales material we have seen mentions a ₹4.5 lakh voucher or EOI, described as bankable and fully refundable, with a booking window and an invitation to launch day.

An EOI is not a booking and not a sale. It is a promise by you to consider buying, and a promise by the seller about what you get in return. That is why the wording matters more than the name.

What the EOI document should say

  • Who receives the money. The account name should match the developer or the project's registered account. Ask for the full details.
  • What the money is for. It should say it is an expression of interest, not a booking.
  • Whether it is refundable. If the answer is "fully refundable", ask in what period and by what method.
  • What you receive. A priority window, a launch-price benefit or an invitation. Ask whether each is guaranteed or "subject to availability".
  • What happens at launch. Ask whether you must pay more to proceed and how the price is set.
  • What happens if you walk away. Ask whether any amount is deducted.

Questions to ask before paying

  1. Is the project registered with MahaRERA, and what is its number?
  2. Can I have the EOI terms in writing before I pay?
  3. Who issues the receipt, and under what name?
  4. How many EOIs have been taken for the number of units available?
  5. Will the unit be allotted by a draw, by first come first served or by my choice?

A warning on timing

Under the RERA Act, promoters cannot advertise, book, sell or offer for sale a flat before registering the project. Buyers should treat that rule seriously. If a project has no registration number yet, ask how the EOI is structured and what protection you have. Our next article explains what the law says. This website does not collect payments.

Keep records

Keep a copy of the receipt, the terms and any message exchanged. If anything is promised verbally, ask for it in writing.
