Buying process
A 10-step home-buying checklist for Pune
Buying a flat is a long chain of small decisions. Skipping one early can cost a lot later. This ten-step checklist works for any project in Pune, and we use it ourselves when we advise buyers.
1. Decide your real budget
Work out the total you can spend, including taxes, registration, interiors and a reserve. Do not start from the headline price on an advertisement.
2. Write down how you live
List who lives in the home and what each person needs: a study, a room for parents, space for children to play. Rank the needs.
3. Shortlist by routine
Test commutes to work and school at your real hours. Distances on a map are not travel times.
4. Check the registration
Look up the project on the MahaRERA portal. Note the registration date, completion date and the account payments should go to.
5. Read the plan, not the brochure
Ask for the approved plan with room dimensions and carpet area. Measure the sample flat.
6. Get a written cost sheet
It should list every charge. Compare the total, not the base price.
7. Plan your finance
If you need a loan, ask your bank how it releases money for an under-construction flat, and what you pay in the meantime. Do this before you pay any deposit.
8. Read the agreement for sale
Read it fully. Ask a lawyer to review it. Remember that a promoter cannot take more than 10% of the cost before a written agreement is signed.
9. Keep every record
Keep receipts, messages, the brochure and screenshots. If something was promised verbally, ask for it in writing.
10. Track the build
After you book, visit at agreed stages. Keep your payments tied to stages of progress, and ask for updates in writing.
When a step feels rushed
If anyone pushes you to pay before you have a cost sheet, an agreement or a registration number, slow down. A good project will still be there after you check.
