Choosing a home
What '11 ft floor-to-floor' means for the home you live in
Sales material for Lodha Wakad describes homes with an 11 ft floor-to-floor height. One earlier note calls it 11 ft ceiling height. These are two different measurements, and the difference decides how tall the rooms feel.
Floor-to-floor and ceiling height
Floor-to-floor height is measured from the finished floor of one storey to the finished floor of the next. It includes the concrete slab above you, any services in the ceiling and the finished floor itself. Ceiling height is what you see when you stand in the room, from the floor to the underside of the ceiling.
In a typical apartment, the finished ceiling is lower than the floor-to-floor height by the thickness of the slab and any false ceiling. So a quoted 11 ft floor-to-floor does not mean an 11 ft ceiling. The sales note's wording, which says floor-to-floor in one place and ceiling in another, is exactly why you should ask.
Why false ceilings change the feel
A false ceiling hides pipes, air-conditioning ducts and wiring. In a fully air-conditioned home it can lower parts of the ceiling, even where the main living space stays tall. Ask which areas will have false ceilings and how low they go.
How to check on a visit
- Ask for the finished ceiling height of the living room, bedrooms and corridor, in writing.
- Ask whether the sample flat is built to the same height as your unit.
- Carry a laser measure or a tape. Measure the sample flat's living room ceiling.
- Note the drop where there is a false ceiling, especially near the air-conditioning outlets.
- Compare it with your current home. If your current ceiling is about nine feet, notice the difference in the sample.
Why it matters
Height changes how daylight reaches into a room, how a large window looks and how air-conditioning behaves. A taller room can feel more open, but it can also cost more to cool. Ask what the cooling arrangement is and who pays for running it.
Remember that sample flats and artist's impressions are indicative. The approved plan and your agreement carry the figures that count.
