Ask for the exact tower, floor and unit number; the agreement value; GST; stamp duty and registration; parking; maintenance deposit and corpus; and any floor-rise or preferential-location charges. Each line should be marked as included, extra or not applicable.
Ask for the payment schedule too. When is the first payment due, what is due at agreement, and how are the remaining instalments linked to construction? Compare those dates with your own funds and home-loan disbursement.
Comparing 3 BHK rates in Wakad fairly
Price per square foot is only useful if both homes are measured the same way. Ask for the RERA carpet area of each home you compare, plus deck or balcony areas listed separately. Dividing one project’s price by carpet area and another’s by a larger marketing area will mislead you.
