3 BHK or 3 BHK with study: which fits your family?
Lodha Wakad offers two homes: a 3 BHK of about 1,150–1,200 sq. ft. carpet and a 3 BHK with study of about 1,450–1,500 sq. ft. The sales material lists indicative prices of about ₹2.20 Cr and ₹2.80 Cr. The study home therefore adds roughly 300 sq. ft. for roughly ₹60 lakh. Whether that is worth it depends on how your household lives.
If you work from home
A study keeps work in one room and leaves three bedrooms for sleeping. Ask for the study's length, width, window and door. Then sit in a room of a similar size for an hour before you decide. If you only work from home two days a week, a spare bedroom in the 3 BHK may be enough.
If you have school-age children
Bedroom size and storage matter more than the extra room. Ask for the dimensioned plan and compare the two children's rooms with your current ones. A study can double as a homework room now and a quiet room later.
If parents or guests stay often
Look at how many bedrooms have attached bathrooms and how far they sit from the living room. The study can take an extra bed for short stays, but it is not a bedroom unless the approved plan shows it as one.
If you host often
The sales material describes a living space 22 ft wide with two decks. That helps both homes. Ask how deep the decks are and where a dining table would sit. The extra area in the larger home mostly adds a room, not a larger living room, so check the living room figure in each plan.
If you are working to a budget
Start with the 3 BHK and ask for a complete cost sheet. The headline price is only the start. Ask about taxes, registration, parking and maintenance before you compare homes.
A simple test
Write down who uses each room on a normal weekday. If every person already has a place and the study would be used less than a few hours a week, the 3 BHK is probably enough. If one room would be used daily by someone who now has no door to close, the study earns its price.
