Lodha Wakad first-visit checklist: 15 things to ask at the gallery

By Prime Picks | Space Decisions Realty · 23 October 2026

Visits to the Lodha Wakad sales gallery are by appointment only, so you will probably have one unhurried session. Use it to collect facts, not impressions. These fifteen questions come from the figures in the sales material we have seen, and from what a buyer should always ask before paying anything.

Ask about the project

  1. What is the project MahaRERA registration number? For Lodha Wakad it is still shown as coming soon on our site, so ask whether it has been issued and note it down.
  2. What is the registered land area and tower count? The sales material mentions nearly eight acres and five towers of G+40, but one note says 7.8 acres. Confirm what the registered phase covers.
  3. What is the committed possession date? None has been announced, so ask when it will be published and where you can read it.
  4. Which amenities are in the first phase? The clubhouse, pool and hospitality are described as concepts until the approved amenity schedule is shared.

Ask about the homes

  1. What is the statutory carpet area of the exact unit? The 3 BHK is indicated at 1,150–1,200 sq. ft. and the 3 BHK with study at 1,450–1,500 sq. ft.
  2. What is the finished ceiling height? One note says 11 ft floor-to-floor and another says 11 ft ceiling height. They are not the same thing.
  3. What are the living room dimensions? The sales material describes a 22 ft wide living space. Ask for the plan with dimensions.
  4. How deep are the two decks, and which rooms open onto them?
  5. If you are considering the study, what are its size, window and door? It is not a fourth bedroom unless the approved plan says so.

Ask about money

  1. Can I have a written cost sheet for this unit? It should show agreement value, taxes and every other charge.
  2. Are the two car parks included in the price?
  3. What are the EOI terms in writing? The sales note mentions ₹4.5 lakh, described as refundable. Ask for the refund timeline and the account name.
  4. What is the payment schedule, and what milestone triggers each payment?

Ask about paperwork

  1. Can I see the draft agreement for sale? Read it before you decide, not after.
  2. Which documents can I take away today? Ask for the brochure, the plan and the cost sheet in writing.

What to bring

A tape measure, a photo of your current furniture, and a notebook. Measure the living room and the decks and compare them with the rooms you live in now. Take pictures only where the gallery allows.
