RERA and legal
How to check a project on the MahaRERA website, step by step
Every residential project above the Act's size limits must be registered with the state regulator before it is sold. In Maharashtra that is MahaRERA, and its portal is public. Checking takes ten minutes and is the single most useful thing a buyer can do before paying.
What you need
The project's registration number, which looks like a code starting with "P" followed by digits. If the seller cannot give you one, note that. For Lodha Wakad, our site currently shows the project number as coming soon, so there is nothing to check yet. Our footer also shows the agent registration number for Prime Picks | Space Decisions Realty.
The steps
- Open the official portal at maharera.maharashtra.gov.in. Type the address yourself rather than following a link in a message.
- Look for the section listing registered projects. Menu names change from time to time, so look for words such as "Registered Projects" or "Search Projects".
- Search by the registration number, or by the project and promoter name.
- Open the project page. Check that the promoter's name matches the developer you are dealing with.
- Note the registration date and validity. Registrations have an end date, and extensions are recorded.
- Read the proposed date of completion. This is the date the promoter has committed to.
- Look at the number of towers, units and the land area registered. Compare them with the brochure.
- Download the approved plans and documents that the page makes available, and keep a copy.
- Check the bank account details shown for the project. Payments should go only to the account named on the portal.
- Look for complaints or orders against the project or promoter.
What the numbers should match
- Land area and tower count against the brochure.
- Carpet areas of the unit types against what you were quoted.
- Possession date against any date you were told verbally.
When something does not match
Ask the seller in writing. If the answer is unsatisfactory, do not pay until it is resolved.
What the registration does not prove
A registration number shows that the project is on the regulator's record. It does not tell you the price is fair, that the builder will deliver on time or that the flat suits you. It is a first filter, not a recommendation.
Keep screenshots with dates. Then use our price and cost guide to build the list of charges to ask for, and our 3 BHK with study vs 4 BHK guide to check the layout against the registered carpet area.
